The design is the 1st place winning entry of a limited design competition. Major challenges of the design competition were first, to create a landmark shopping experience in Metropolitan Seoul area; second, to successfully connect four blocks divided by roads and a rivulet and third, to create a new generation “life-style” shopping mall. The site is located in a world-renown “Paju Book-City” planned community where a strict zoning-codes and a guidance of “design excellence” council codes applies. Our design adopts the pre-planned design guidelines and characters of the community: Segmentalizing each block into smaller building types connected by plazas and sidewalks to create a look of “life-style” old European community town; and limiting building materials to “brick”, “copper”, and “glass” to achieve a “timeless” design. Four blocks are connected by covered bridges and a series of “boardwalks” are created on the banks of the rivulet to capitalize a surrounding nature. World-class luxury brands and Lotte Cinema will be housed in this mall along with food and beverage facilities. ​
